usrentaldata.com is a free dashboard that tracks cap rates, monthly cash flow, home prices, and rent trends across 10 US rental markets. Data is updated monthly using publicly available sources from Zillow (ZHVI for home prices, ZORI for rents).

The goal is simple: give individual real estate investors a clean, honest snapshot of where rental numbers actually stand — without paywalls or sign-up gates.

This site is an independent project built and maintained by a solo developer and real estate investor. It is not affiliated with Zillow, any real estate brokerage, or any financial institution.

How the numbers are calculated

• Home price — Zillow ZHVI (median estimated home value)
• Rent — Zillow ZORI (observed rent index)
• Cap rate — Annual rent ÷ home price (gross, before expenses)
• Cash flow — Monthly rent minus estimated mortgage payment (20% down, 30-year fixed at prevailing rate, no property tax or insurance)
• Down payment — 20% of home price

These are simplified estimates for comparison purposes only. Actual returns depend on vacancy, maintenance, property taxes, insurance, and local conditions. Always run your own full analysis before investing.
